Reel hooks for real estate agents, measured rather than guessed
Twelve property Reel openings with their view counts, plus what the measured corpus says about which first lines travel. Queried 27 September 2026.
What the numbers say
The advice an estate agent hears most often is to make how-to content: how to buy your first home, how to stage a bedroom, how to read a survey. We grouped 3,250 measured Reel openings by the shape of their first line. Openings that start with the word how did worst of every shape we could isolate, at a median of 55,637 views across 61 Reels. Openings that ask a question did best, at 181,332 across 418 Reels, which is 3.3 times as far. Leading with a number came third at 140,882 across 232. Naming the person the video is for, the classic if you are a first time buyer opening, reached 96,928 across 108, below the corpus middle.
One thing to be straight about before the examples below. Scrptly does not hold a library of Reels made by estate agents. What it holds is property content: first time buyers, renovations, home tours, mortgages and one broker in the Philippines. The twelve openings listed further down are those, verbatim, with the views each actually earned. They are not agent-authored and we are not going to imply they were. They are useful because the shape of an opening travels across subjects, and because every one of them is a real line with a real number beside it rather than an invented example. This is about the first line, not the video. A how-to Reel can open with a question and most of the strong ones do. The instruction worth taking is to stop putting the words how to at the front, because that sentence tells a viewer they are about to be taught something and gives them a reason to keep scrolling. One honest limit: these are the Reels Scrptly users chose to analyse, and the how bucket is the smallest at 61, so treat it as a strong hint rather than a law.

The measurement
The same 3,272 openings grouped by word count rather than by shape, with the median view count of each band. Hook length is counted in words of the spoken or on-screen opening line, not in seconds.

What to do next
- Read the twelve openings above as property content rather than as agent marketing. They were made by renovators, first time buyers and one broker, not by estate agents, and the transferable part is the shape of the first line rather than the subject.
- Write the first line on its own, before the rest of the script exists. It is the only part of the Reel that decides whether the rest gets watched.
- Cut the words how to off the front of whatever you wrote. On our corpus that opening shape came last of every shape we could isolate.
- Try the same line as a question. Questions were the strongest shape we measured and they cost nothing to test.
- Count the words. Openings of five words or fewer reached a median of 496,998 views against 68,284 for openings of 21 words or more, so if your first line runs long, the cheapest improvement available is to shorten it.
